Acquisition and Development Land Bank
We will acquire entitled land, paper lots, or partially completed lots on your behalf and provide the subdivision development financing to complete the off-site and on-site subdivision improvements. The home builder will be able to purchase permit ready finished lots ready for home construction pursuant to the terms of an option agreement that provides for monthly or quarterly lot take downs over a term to be agreed. We as owner, will enter into a maximum price construction contract with you as contractor, to complete the subdivision improvements based upon an agreed upon approved construction budget. The contract will provide for monthly construction advances.
Finished Lots Land Bank
We will acquire finished lots on your behalf and re-sell the finished lots to you by way of option agreement providing for either monthly or quarterly lot take downs over a term to be agreed.
Residential Land Hold Land Bank
We will acquire entitled or unentitled residential land on your behalf subject to a repurchase contract, and hold the land while you proceed with entitlements, engineering, and off-site developments.
Lot Developer Financing
We can provide debt and equity financing to residential lot developers with residential land that has construction plans approved, ready to commence construction, with home builder finished lot purchase contracts in place. We also provide land bank services to lot developers by acquiring a home builder’s bulk lot take down requirement upon completion of the subdivision improvements, and reselling the finished lots to the home builders by way of option agreement pursuant to our finished lot land bank program.
Rental Home Purchase Program
We have recently established a program to purchase new homes from home builders for rent. We have acquired new homes for rent in the metro areas of Phoenix, San Antonio, and Austin. All of our homes are rented at market rates to approved tenants.
