Coronado West

Coronado West, founded by John Cork, specializes in land bank financing services for residential home builders. With over 20 years of experience, we’ve successfully developed and managed more than 40,000 residential lots across over 250 communities in various states, including Arizona, Colorado, Texas, Florida, and more.

Our dedicated team maintains strong relationships with both national and regional home builders, tailoring land bank finance solutions to meet their unique needs. Additionally, we collaborate with leading financial institutions to provide comprehensive infrastructure development financing for our residential communities.
Recently, we introduced an innovative home purchase for rent program. We acquire new single-family homes from builders and offer them for lease in some of the most desirable housing markets nationwide.

ESSENTIAL RESIDENTIAL

We have assembled an experienced team who evaluate opportunities and take them to the finish line. Our financial relationships in place support that effort. Since 2019, ER has added Single Family Rentals (SFR) and Build for Rent (BFR) assets in key growth markets: Austin, TX, San Antonio, TX, Houston, TX, Phoenix, AZ, and Atlanta, GA. We continue to aggregate.

Our business model is working with the builders we have served on the land bank side of the business to build and acquire assets in many of the markets we already have a presence. Over the past twenty years, we have been able to build relationships with many builders, master-planned community developers, and landowners to assist them in making finished communities out of their assets. Our record in the industry of being a part of that process in a professional and successful manner provide early insight into opportunities in the build for rent arena.

MANAGEMENT

John Cork
President

John started Coronado West in 1984 as a Phoenix-based apartment development and management company.

Coronado West moved into the landbanking business in 1999 starting with the first land bank transactions in Arizona and Colorado.

Under John’s leadership, Coronado West has now successfully developed and soldmore than 40,000 residential lots across 250 communities to multiple national and large regional home builders in various states, including Arizona, Colorado, Texas, Florida, Georgia, South Carolina, North Carolina, Ohio and Indiana.

John is a licensed real estate broker in Arizona, a member of the Home Builders Association of Central Arizona, The Urban Land Institute and has been an active board member and sponsor of the Boys and Girls of the Valleyfor several years.

John received his B.S. degree in Business from Michigan State University.

Juli Tracy, CPA
Chief Financial Officer

Juli joined Coronado West in May 2006.

Juli provides strategic oversight and leadership for land bank operations and managing a team of professionals. Juli directs all aspects of financial management and reporting, including cash management, option billing, draw funding, lender relations, loan payments, lot sale accounting, and tax strategy and compliance. As CFO, Juli also ensures financial integrity through meticulous reporting, planning, and coordination with external partners.

Juli is responsible for the management of the current portfolio of 60 active land bank communities and the administration and tax filings of 90 active corporate entities.

Juli brings to the company experience from a variety of industries including 6 years in public accounting in the San Francisco Bay area, several years in the semiconductor industry with both public and private companies and consulting, installing and training on accounting information systems.

Juli received a B.S. in Accountancy from Purdue University and is a licensed CPA.

James L. Cork

VP of Land Bank Operations
Assistant General Counsel

James joined Coronado West in 2016.

James is the lead attorney in negotiating all land bank documents with the home builders and their attorneys, all loan documents with the lenders and their attorneys, and prepares all draft documents for signature.

James also reviews all title commitments and organizes the closings with the respective title companies in each state where the communities are located.

Post closing, James facilitates several entitlement issues including the plat recording, and the recording of various easements, rights of way, road, and open space dedications.

Prior to joining Coronado West, James spent 10 years as a litigator and trial attorney practicing civil litigation and appeals. James has tried hundreds of cases at the trial court level in the State of Arizona and successfully argued numerous cases before Division One of the Arizona Court of Appeals.

James has been recognized as a “top 10 under 40” attorney in the State of Arizona.

James also volunteers substantial time on pro bono matters and has been recognized as a Top Pro Bono Attorney in Arizona (2017 – State Bar of Arizona) and has received numerous awards for his pro bono work in Arizona from the Volunteer Lawyer Program.

James obtained his Bachelor of Science degree in Justice Studies from Arizona State University in Tempe, Arizona and receivedhis Juris Doctor from Thomas Jefferson School of Law in San Diego, where he was on the national dean’s list and graduated cumlaude. James is admitted to practice in Arizona, Michigan and Washington.

Peter M. Gold, KC
General Counsel

Peter joined Coronado West in 1999.

Peter brings to the company an extensive background in commercial real estate transactions, land development, and construction financing, with over 50 years’ experience as legal counsel for land developers, institutional and private lenders, builders, shopping center developers, and master planned community developers.

Before joining Coronado West, Peter practiced law in Toronto as a partner at Gold and Hildebrand. The practice consisted of commercial real estate law, mezzanine lending, shopping center development, construction financing and leasing, and residential subdivision development.

Peter is a graduate of the University of Toronto, Queens University Law School and received an appointment as Queen’s Counsel in 1984.

Michael Johnson

Senior Underwriter

Mike has been in the land development business since 1984.

Before joining the Coronado West team, Mike had been with SunCor Development Company for 23 years. While at SunCor, Mike served in a number of capacities including asset sales during the company dissolution: Bridgeview Condominiums (64 units) at Hayden Ferry Lakeside (Tempe) and community assets in Palm Valley (Goodyear), Prescott Lakes (Prescott) ,Coral Canyon (St. George) and Avimor (Boise).

Mike served as the Executive Director of Residential Acquisitions for SunCor. In that capacity, he would help identify and pursue residential opportunities for the company in the western United States. This work included acquisition negotiations, due diligence and planning coordination, and entitlement work.

Mike also held numerous positions in project management at SunCor.

Before managing acquisition work for SunCor, Mike was the Project Manager for the Village at Litchfield Park, and Assistant Project Manager for Tatum Ranch.

Mike arrived in Phoenix from Corvallis Oregon in 1982, received a degree in Finance from Arizona State University in 1984, and immediately thereafter began working in the development field with Transcontinental Properties (McCormick Ranch).

Marcy Cork

Director

Marcy is a fourth-generation Phoenician with extensive knowledge of the Phoenix real estate market. She gained corporate experience early in her career working at Intuit, Avnet, and USAA.

Marcy holds a degree in Business Administration, Marketing from the University of Arizona and she earned her Master’s in Administration with Emphasis Land-Use & GIS from Northern Arizona University. She has also been a licensed realtor since 1997.

Burton Winnard
Asset Manager/Analyst

Burton joined Coronado West in October 2003.

Burton’s responsibilities include developing project forecasts, assisting in contract preparations and distribution management & reporting.

Previously, Burton worked as a licensed Registered Representative with H&R Block and Charles Schwab. Following his tenure at Schwab, Burton served as an equity analyst for an Arizona based family office where he assisted with trading operations, developed stock screens, performed due diligence activities, and measured fund performance.

Burton received his B.S. in Finance from Arizona State University and his MBA from Western Governors University.

Monica Suero-Ponce, CPA

Controller

Monica joined the Coronado West team in February 2007. She is responsible for month end close, option billings and assisting CFO in overseeing cash and accounting transactions. Before joining CW, Monica worked as a Senior Cost Accountant at KB Home’s Arizona Regional Accounting Center for 3 years. Previous to that, she served as a Staff /Senior Accountant for almost 5 years at Peter Piper, Inc.

Monica is a CPA licensed in the state of Arizona and obtained her Accounting degree at the University of Arizona.

Alice Vietze

Accounting Manager

Alice joined the Coronado West team in March 2022 as a member of the Accounting department. A longtime Arizona resident, she grew up in a family deeply rooted in land development and earned her B.S. in Business Administration from Arizona State University in 1989.

Before joining Coronado West, Alice built an extensive career in accounting, serving as Accounting Manager at Heraeus Materials Technology for 19 years, followed by five years with Vitalant/United Blood Systems. Her background brings a strong foundation of financial expertise and operational insight to the team.

Dayton McCann
Financial Analyst

Dayton joined Coronado West in March 2025, where he enhances process flows through AI integration and automation, organizes and visualizes company data, and develops and analyzes financial projections.

He graduated in May 2025 from Arizona State University’s W. P. Carey School of Business with a Bachelor of Science in Finance and a Certificate in Applied Business Data Analytics.

Dayton is currently pursuing a Master of Science in Business Analytics with a specialization in Fintech at Arizona State University.

Kyle Camiolo

Real Estate Accounting Intern

Kyle joined Coronado West in late April 2026, where he supports financial accounting functions, assists with financial reporting, and leverages AI techniques to improve efficiency and streamline day-to-day processes.

He is currently pursuing a Bachelor of Arts in Financial Planning with a minor in Economics from Arizona State University.

Kyle is expected to graduate in Spring 2027.
